Clay Farm, Cambridge

About:

The Clay Farm masterplan for 450 mixed tenure new homes is located on a unique greenfield site in Cambridge’s Southern Fringe Development Area. The project for Bovis Homes forms part of a wider suburban extension by Countryside Properties, which gained outline planning permission in 2010. The proposals were developed in accordance with the parameters of the outline planning conditions, including limits on height and density as well as an extensive design code.

A new ‘green street’ central neighbourhood square and linear park form the spine of the development, linking Addenbrooke’s Road on the south side of the site to the neighbourhood beyond through to Hobson’s Brook and the green corridor to the east. The masterplan structures a series of character areas around these three green spaces with a clearly defined hierarchy of routes and transitions in density and building form to reflect them. The new dwellings range from one-bedroom apartments to five-bedroom family homes, all with private amenity space.
