The former Catford Police Station site will provide 63 new, affordable homes in Lewisham. The project is a conversion of the locally listed building, with two additional flatted blocks on the rear of the site, which were formerly ancillary spaces and parking to serve the station.
The proposal opens a new east-west pedestrian route along the edge of the site with a playful public realm design. All homes have access to planted communal courtyards and garden spaces between the buildings, offering further play and seating areas for residents. The development respects the local residential character by adopting a mansion block typology with bay windows, and regular, repeating forms.
All buildings have been designed using Passivhaus principles, combining optimised forms, glazing ratios and high-performance specifications leading to best-practice levels of fabric efficiency and indoor comfort. Homes will be heated using low carbon systems, all of which are fossil-fuel free ensuring a pollution-free local air. On-site renewable energy generation is provided through roof mounted solar PVs, further reducing the developmentās energy and carbon footprint.
