Acre Road offers an inclusive, community-focused design that will deliver 45 affordable homes created for older people and adults with learning disabilities. This development goes beyond mere housing to foster a supportive environment where residents can thrive.
At the heart of our design approach is a commitment to social connection. The design centers around vibrant communal courtyards that serve as natural gathering spaces, encouraging spontaneous interactions and providing opportunities for residents to engage with nature. These shared spaces are complemented by flexible communal areas designed to host group activities, shared meals, and community visits.
The majority of homes will be 1-bed 2-person apartments, cleverly designed 10% larger than London Plan standards, embracing HAPPI principles to accommodate changing needs of residents. This adaptability ensures residents can comfortably "right-size" while maintaining independence. Every home features dual aspect design, maximising natural light, ventilation, and views— fostering wellbeing.
Accessibility is also a main design driver, with fully adapted wheelchair-accessible homes strategically positioned near off-site parking. Ground floor homes feature front doors opening directly onto public spaces and communal courtyards, activating street frontages while creating natural opportunities for neighbourly interaction.
The project incorporates passive sustainability principles, with south-facing habitable rooms maximising natural solar gain. Urban greening and SuDS planting effectively manage water runoff, while a comprehensive landscaping strategy integrates trees, planting, and thoughtful lighting to enhance pedestrian safety and create welcoming outdoor spaces.
The design of the buildings draws inspiration from nearby Victorian housing while offering a contemporary interpretation that respects Kingston Council's aspirations for high-quality, sustainable, and inclusive community development.
