This is a mixed use development on a distinctly urban, prominent site, sitting on the edge of the A1 and corner of Biddestone Park in Islington. We created 34 mixed tenure apartments above a two storey, regional centre for The Scouts. The massing of the building employs a series of interlocking forms above this two storey plinth.
We clustered functions around a double-height sports hall and corner foyer spaces at ground and first floor levels in the Scout Centre. The building line to Holloway Road set by adjacent buildings has been respected with use of occasional setbacks to give grandeur to the Scout Centre entrance.
We have adopted a tenure blind approach to the design of the new homes above with light-filled interiors and functional layouts. Larger dwellings are dual aspect with large private roof terraces. Generous balconies are provided to other dwellings with recessed and cantilevered external private spaces on the rear and park-facing facades. Along the Holloway Road frontage, the dwellings have glazed wintergardens.
